The BWF Private Loan Fund, LLC (“The Fund”)
is a private investment fund that makes direct, private mortgage
loans to commercial real estate owners, operators, investors
and developers. The Fund earns high-yields for its investors
by providing fully secured, first trust loans
to Borrowers throughout the Mid-Atlantic and beyond at terms that exceed
conventional financing loan terms by more than 6-9% on average.
The objective of the Fund is to offer investors the opportunity
to participate in a professionally managed pool of private
commercial mortgage loans and to provide NET yields to its
investors of more than 10% per year. The structure of the Fund
also allows investors to choose to receive distribution payments
monthly or to reinvest the distributions in accordance with
the Fund requirements. The Fund is only open to Accredited
Investors and is an excellent resource to enhance and diversify
your investment portfolio.

Real Estate Secured Investments –The Fund portfolio consists of multiple private commercial loans with a low LTV secured by a first lien position that are collateralized by commercial real estate. All borrowers provide personal guarantees and have at least 35% equity at stake to provide additional insurance against default and increase likelihood of
full repayment.
Diversification to Reduce Investment Risk – The Fund diversifies risk in many ways. Investments are diversified geographically, by loan sizes, by its loan terms as well as property types. Loan amounts generally average between $750,000 and $1,500,000 per transaction and are dispersed on commercial property throughout the Mid-Atlantic and beyond. This diversification ultimately reduces the risks of the portfolio while strengthening the consistent return to investors.
